Victorian and Edwardian homes reward contractors who understand their construction and punish those who do not. Original ceilings, run cornices and lime-based backgrounds behave differently from modern materials, and the work has to respect that.

Sagging, cracked or failing lathe and plaster assessed honestly: stabilized and repaired where possible, replaced like-for-like in profile where it is not.
Cracked or Failed Plaster
Old plaster that has blown, cracked or lost its key removed and replaced with a level, smooth finish ready for decoration.
Restoration Following Leaks
Water-damaged ceilings and walls dried out, reinstated and refinished, with decorative details reinstated to match the room.
Ceiling Replacement
Full ceiling replacement in period rooms, keeping original cornice in place where it can be saved and matching the original line where it cannot.
Cornice & Coving
New cornice and coving run or fitted to suit the proportions of the room, and damaged lengths replaced or made good.
Sympathetic Reinstatement
Existing details recorded before work begins and reinstated afterwards, so the room reads as one original whole rather than a repair.

Residential work in occupied period properties is planned around the household. Areas are protected, dust is contained, and each stage is completed before the next begins.
